房地产经营中的人和事(十一)-夸张的房屋出租和买卖市场
在疫情期间，我们出租过几个房子，今年一月以前，市场跟疫情之前没什么大差别，但最近出租房的出租却让我开了眼界。今年3月底，我们有个单一住宅房客因为自己买房需要搬走，房子是3房2浴，有泳池。为了尽快找到租客，我们广告以比市场稍低的价格出租，但广告一出，有兴趣的电邮及短信真象雪花样飞来，几个小时就有近百个。我们按惯例，周未open house，那天我们一到，就见房外看房的人排起了有四，五十组人的长龙，邻居过来问怎么回事，听说是租房，惊得连说了几句crazy。那天我们原想每次一组人看房，只得改成每次3组，时间5分钟，但最后还得延长时间。原来觉得这也许是个别现象，结果5月我们的另外一个出租房基本又重复了排长龙看房的景象，更离谱的是这个$2700的房租，有人要出$3500。问朋友，他的出租房也有类似火暴情况。
我不久前卖了个百万的投资房，想1031 延税再买房。这段时间一共看了二，三十个房，写了十几个offer, 且offer基本上都比市场价高2，3万，但还是一个没有拿到，其中2个在华人集中的亚市小黑屋，一个在孔雀园报价$115万，结果$143万多卖掉。另一个靠Baldwin路上报价$108万，结果$133万卖掉。还有我帮朋友卖掉的2017年建的户型及面积差不多的康斗群里2户，一户去年10月60万卖的，另一户是今年2月64万过户，前2天我看这个康斗群靠马路的一户竞然72万卖掉了，七个月的时间，这个康斗群的房价竟然涨了百分之二十。看来南加州的房市确实有点夸张，我在1031规定的时间内买到房子的可能性越来越小，还是交那几万块钱的capital gain税，做个理智的投资人吧。潮起必有潮落，等待机会，才能做个幸运的房市弄潮人。

I have a wide foot and they fit well. I use it for working out, yard work and errands. I would not run in this shoe but on a stair master or bike no problem.

One thing about Nike is their sizes are always really close. Very comfortable shoes. Bought a cheapy pair of shoes in between last Nikes and latest Nikes and it is true that you get what you pay for at least when dealing with Nike.

I have bought previously from this seller and we resolved a problem that I had which I understand. However the 2nd time I have ordered the shoes came and were not good quality having had stains on them and stitching unfinished also not stuffed so got very creased. Sadly I will not be buying again as the products do not seem to be very good quality.

I really love the color and the cow pattern is simply beautiful; however, the sneaker is extremely wide and not made in the narrow fashion you would find most Nikes, which is a dead giveaway that it’s a fake. Overall, I think with a good pair of long wide leg jeans they’re wearable. They run extremely wide, but true to size in length.

Much faster than I expected I was very pleased to find it packed very sturdily and the box was perfect. I was impressed with the quality of it and it looks super legit !!!!
