房地产经营中的人和事(十一)-夸张的房屋出租和买卖市场
在疫情期间，我们出租过几个房子，今年一月以前，市场跟疫情之前没什么大差别，但最近出租房的出租却让我开了眼界。今年3月底，我们有个单一住宅房客因为自己买房需要搬走，房子是3房2浴，有泳池。为了尽快找到租客，我们广告以比市场稍低的价格出租，但广告一出，有兴趣的电邮及短信真象雪花样飞来，几个小时就有近百个。我们按惯例，周未open house，那天我们一到，就见房外看房的人排起了有四，五十组人的长龙，邻居过来问怎么回事，听说是租房，惊得连说了几句crazy。那天我们原想每次一组人看房，只得改成每次3组，时间5分钟，但最后还得延长时间。原来觉得这也许是个别现象，结果5月我们的另外一个出租房基本又重复了排长龙看房的景象，更离谱的是这个$2700的房租，有人要出$3500。问朋友，他的出租房也有类似火暴情况。
我不久前卖了个百万的投资房，想1031 延税再买房。这段时间一共看了二，三十个房，写了十几个offer, 且offer基本上都比市场价高2，3万，但还是一个没有拿到，其中2个在华人集中的亚市小黑屋，一个在孔雀园报价$115万，结果$143万多卖掉。另一个靠Baldwin路上报价$108万，结果$133万卖掉。还有我帮朋友卖掉的2017年建的户型及面积差不多的康斗群里2户，一户去年10月60万卖的，另一户是今年2月64万过户，前2天我看这个康斗群靠马路的一户竞然72万卖掉了，七个月的时间，这个康斗群的房价竟然涨了百分之二十。看来南加州的房市确实有点夸张，我在1031规定的时间内买到房子的可能性越来越小，还是交那几万块钱的capital gain税，做个理智的投资人吧。潮起必有潮落，等待机会，才能做个幸运的房市弄潮人。

I have a wide foot and they fit well. I use it for working out, yard work and errands. I would not run in this shoe but on a stair master or bike no problem.

One thing about Nike is their sizes are always really close. Very comfortable shoes. Bought a cheapy pair of shoes in between last Nikes and latest Nikes and it is true that you get what you pay for at least when dealing with Nike.

Bought on the 3rd Dec after seeing the reviews. First time buying off DHgate and I was scared to see what this would look like. The seller sent me a few pics and gave me updates when I asked for it. I receive the bag yesterday so just over a month for shipping and I’m surprised by how nice the bag looks. I haven’t compared with an original but I’m happy with the look and smell (it doesn’t smell fishy). Going to upload pics but I would deffo buy again - probably in black. The bag came in a silk bag but no box, it wasn’t squished so I can’t complain. Overall pretty happy - this is a legit review

Order was received in about 2-3 weeks with the box and contents that were described inside. The only thing I didn’t like was that the box was beat up and the shoes were damaged because of the bad packaging. I able to fix that but other than that my boyfriend loved them and he even compared them to the real ones and we didn’t find any major differences. The back tab pops up fast the soles were stitched great. I just wished the seller would have done something to prevent the shoes from coming in beat up.
